The discretionary Renovation Grant is only available in exceptional circumstances. Exceptional circumstances are deemed to exist where there is an imminent and significant risk to the occupier. Renovation Grant is intended for improving a home which has been deemed unfit to live in or which needs repair work carried out to prevent it becoming unfit.
We are not currently accepting new preliminary applications for Renovation Grant as we do not want to raise expectations about the availability of grants or have people incur costs unnecessarily.
The information below will only apply to those applications where it is considered that exceptional circumstances exist.
What type of property is eligible?
A renovation grant may be available if your home:
- is unfit for human habitation
- is fit to live in, but in disrepair (this is only available in selected areas)
- is at least 10 years old
- is not included in a redevelopment area and will not be included in one within the next 12 months
- is not included as part of a Group Repair Scheme and will not be part of one within the next 12 months
Who can apply?
You can apply for a grant if you own or intend to buy a house or flat, whether alone or jointly with others. If you are a tenant and are responsible for repairing the house you may also be able to apply. To be eligible you must be 18 years or over.
What kind of work is covered?
Work covered by this grant may include damp proofing, roof replacement, provision of basic amenities, replacement of chimneys, gutters and plaster work. Serious defects can be put right - for example, if the electrical wiring is in a dangerous condition. Basic security, energy efficiency measures and central heating may also be included.
Can I do other work?
You may wish to carry out other work at the same time. The costs for this will have to be paid by you and will not be grant aided by us.
Can I get help to process my application?
Your local grants office will be pleased to answer your questions at any stage of the process. If you are elderly or have special needs we have also made arrangements with some independent agencies to help you.
How long does it take?
This depends on the level of demand and the money available. You can help to speed up the process by submitting your documents on time.
What are the conditions of grant?
When making an application you must:
- undertake to occupy the house as your only or main residence for five years, or
- if you are a landlord you must make the house available for letting for five years
If you do not keep this agreement you may have to repay the grant with interest.
How much can I get?
The amount of grant we will pay depends on the approved cost of the work and your financial circumstances. If you are on a low income you may get grant aid up to a maximum of £25,000. We will calculate if you have to make a contribution. Contact your local grants office for further details and a guide to how much grant you might get.
A landlord's grant is determined on a percentage basis depending on the area in which the property is located.
