Garage rent increase

We have answered some of the most frequently asked questions about the increase in rents for our garages. You can read our responses below.

The current weekly charge for most Housing Executive garages is £6.66. A review of all of our garages showed that 12% had a charge less than this. This difference in charging was because of the way that rents were set in past years.

We asked Land & Property Services to review our garage stock to determine if the differences in garage rent charges were fair. Their findings confirmed that although differences in charging could be justifiable on locational grounds, we do not use location as a factor when applying rental charges to our properties.

The £6.66 charge is based on a standard rent applied to the garage stock that we took over from the Council and those garages that we built. It has been subject to an rent increase every year.

We do not use location as a factor when applying rental charges to our properties and decided that it was not fair to have some garages with a rental charge less than others.

We decided that the lower rents should be brought into line with the higher rents from April 2020.

Unfortunately financial help is not available for garage tenancies. If you do not wish to pay the revised charge you have the right to end your garage tenancy.

You must give us 2 weeks’ notice in writing, at any time before 6th April 2020.

You can make a complaint to us and it will be considered. However the decision has been taken to increase lower rents to bring them into line with the higher rents and this will not be changed.

Yes rates are calculated as a percentage of the rental charge. This year for example the rates charge was 15.13% of the rental charge, so the rates will increase too.

Yes as VAT is calculated at 20% of the garage rental charge, if you currently pay VAT this will also increase.
