Pilot housing scheme paves the way for progress in Drumtara

A first of its kind Housing Executive pilot project is set to put the wheels in motion for significant upgrades to properties throughout Drumtara Estate, Ballymena.
A wide range of improvement measures, many going beyond the building regulations, are nearing completion at the property in Ballee.
Paul Fishwick, Maintenance Manager for Housing Executive Direct, North Belfast said, “We are delighted to be taking the lead on this scheme which is set to provide both retrofit fabric upgrade and design improvements to this dwelling.
“We are carrying out the majority of the works alongside the response contractor who are undertaking the roofing element only.
“So, it is a first for our team and hopefully won’t be the last.
“This dwelling, along with most of the estate, was constructed in 1978, and, like the rest of the Housing Executive properties in the area, was subsequently included into a five-year programme of improvement works following the removal from stock transfer based on the historical repairs.
“In 2023 concerns were raised about this specific dwelling regarding leaks, damp/condensation and poor thermal performance.
“To date, at this property we have removed the existing mono-pitched roof build ups with concrete tiles and replaced with clay tiles which are more suited to shallow pitches. Eaves have also been extended and new rainwater goods added at first floor level.
“Single clay tile wall cladding throughout has been replaced by attractive, modern vertical composite cladding planks while existing cavity wall insulation has been extracted and upgraded throughout.
“Additionally, we have removed all asbestos containing materials and replaced the ceilings throughout.
“Completion is expected in Autumn.
“Already, improvements undertaken at this property has informed work on other dwellings in the area where storm Eowyn severely damaged the roofs to several Housing Executive properties and the works had to be carried out urgently to replace them. The works to this pilot should also help to inform any upcoming schemes regarding roof replacements and external cyclical maintenance.
“Following the extensive upgrade works inside and outside the pilot property a new family will benefit hugely from making this cost and energy efficient property their home when they receive the keys on completion.
“It is the hope this exemplary scheme will continue to inform many of our future improvement works in the area and further afield.”
